35km away from Baku, in a peaceful coastal town called Mardakani, a country house intended for a year-round residence, is built on a plot of 10.5 acres. In a straight line, the distance from the house to the coastline is 5km; the road to the sea is no longer than a 10min drive. The driveway to the site is asphalted and well-lit by lamp posts. The house was built according to a specific order, - for a family with two grown-up children. However, due to the change of circumstances, the family put the house up for sale. The start of the construction of the house, - August 2018; the completion of all work, - August 2021. The house is not registered under any person’s name. All of the necessary documents are available and in order.
High quality building materials have been used during the construction of the house. The engineering soundness of the house and precision of all details for domestic needs and comfort will surprise and satisfy the requests of the most demanding buyer. The house has a capacity of welcoming a big amount of guests. There are guest bedrooms. The entire territory of the house is used with maximum ergonomics, which creates plausible conditions for both passive and active relaxation during any time of the year.

The house, - a monolithic structure, situated in the depth of the land area. The living area of the house is 600sq.m. In addition to the living area there are 2 basements (exterior and interior) with a joint area of 120 sq.m., and a terrace with a joint area of 220 sq.m. Number of storeys - two floors above ground, first of which is the ground floor. The terrace is situated on the rooftop above the second floor. Under ½ part of the house there is a full-fledged underground floor. The front of the house is facing south, southeast. Three balconies: an inner one on the first floor, overlooking the backyard; two others situated on the second floor, overlooking the front facade of the house. The house is glazed with display windows. The windows ensure increased soundproofing, dustproofing, and the maintenance of the temperature microclimate of the house. The facade of the house is treated with insulating materials and painted with silicone-based, waterproof paints. The roof of the house is covered with a 15cm-thick multi-component insulating layer. The house has three entrances: the main entrance assembled as a door with wood paneling and glass transoms of Turkish manufacture; a side entrance from the pool zone to the relaxation room; a rear entrance through the boiler room.

The area of the yard is paved with decorative stones and landscaped with a variety of trees, plants, and a lawn.

Behind the house, the homestead also provides a sports ground with an area of 12sq.m. as well as space for a dog aviary.

An overflowing pool with a 10m swimming lane is situated in front of the house.

The Finnish sauna - 12 sq.m. compartment, located in the farther right corner of the homestead.

The Garage - a monolithic construction, with access directly to the road, located in the right corner of the area.

A Summer Pavilion - 40 sq.m. compartment, intended for year-round usage. Equipped with floor heating, air conditioning, sliding display windows, built-in barbecue machine, and a stationary kitchen. The compartment is conditionally divided into three zones: the kitchen, the dining room, and a resting zone with a fireplace. The ceiling of the place is ornamented with Venetian plaster. The interior is decorated with living plants.

The Terrace. Located on the roof of the house. From the terrace, a panoramic view on all of the surroundings outside the house opens. 220 sq.m area. Floor covering: porcelain stoneware slab. The access to the terrace is through the flight of stairs. The terrace is furnished with stylized wooden and metallic elements, decorative plants and lit by various lighting devices. The terrace includes: a glass room, a summer pavilion, a technical room, and a lounge zone.

The Second Floor. This floor consists of a shared corridor and 5 rooms of 3 types: the parents’ bedroom, children’s rooms, guest rooms. All rooms are equipped with separate bathrooms with shower cabins. All of these rooms have access to the balconies of the floor. All of the rooms include built-in closets, TV stands, joint beds, and wardrobe mirrors. The floor is divided into two symmetrical wings, rooms each (children’s room and dining room). The parent’s bedroom is located in the central area of the floor.

The First Floor. This floor consists of: a large hallway, a study, a bathroom, a living room, a dining room, the relaxation room, the kitchen, and the storage room. The floor provides access to the rear balcony. The floors in the study, dining room, living room, and relaxation room are made of modern oak parquet of Ukrainian manufacturing (engineering board). The rest of the floor’s area is covered with porcelain stoneware and equipped with heating floors.

Water Supply. The city water line and an artesian well are located on the site. A system, consisting of 5 tanks (2 tons each), is provided for the water reserves. If necessary, the tanks can be filled up with a water carrier through a specially installed hydrant.

Gasification. The object is supplied with gas. A gas counter with an increased carrying capacity is installed.

Sewerage. The sewage system is displayed in a personal underground septic tank located on the outside of the site, near the main road. This arrangement will allow, to be easily connected to the main line, when laying the centralized sewage system of the town in the future.

Communication. All communication systems at the site (telephone, internet, TV) are carried out based on the connection to an optical fiber cable. Additionally for the TV, parabolic antennas are set up on the roof of the house. All living quarters of the house are supplied with landline telephone cables, TV and LAN cables for the internet. Aside from that, the house is provided with wireless internet connection through 6 Wi-Fi routers.

Electricity. Electricity is supplied from the city line, through a counter with increased carrying capacity. To ensure the network’s voltage stability, a stabiliser is located in front of the site. A diesel generator is installed in front of the site for uninterrupted electricity supply. The entire electrical network of the facility is grounded.

Security. The security of the house is ensured through CCTV cameras, motion sensors, fire safety sensor and connection to the console of the local police station. A separate UPS is installed for the uninterrupted functioning of the cameras and sensors.

Heating and Hot Water. Heating is provided through sectional radiators of the Italian production Global and a floor heating system. The maintenance of warmth is also ensured by the double-glazed windows, made of aluminium profiles RWT64 of Turkish manufacturing with an insulating gasket. The double-glazed windows are made of three glass kinds: tempered Guardian 6mm glass + 4mm glass + tempered 4 mm glass. Water heating is provided by 4 ItalTherm gas boilers.

Ventilation and Cooling. All living quarters are equipped with split Mitsubishi Electric air conditioners (14 air conditioners of different power). Ventilation of the premises is carried out through internal shafts.
